Why Sell During the Holidays?

In my opinion it is a common misconception to wait until "after the holidays" to put your home up for sale. Many home owners looking to sell view this as a slow time of year and they are wasting their time by putting their home on the market in November and December. There are 2 reasons why I disagree with this view:

1. Simple Supply and Demand:

If you agree that this is the mindset (waiting until after the holidays to put their home on the market) of most homeowners then it is reasonable to conclude that this is the time of year that there are the least amount of homes on the market, thus the smallest supply all year. Simply supply and demand states the smaller the supply the more demand for each home, in turn you get the best possible price for your home. In many cases buyers are put into a situation that they need to find a home and if happens to be the holiday season, so be it, they need a home.

2. Only Serious Buyers Are Looking:

This is a busy time of year for everyone, so you can be fairly certain if a potential buyer is going to take the time out of their busy schedule to view your home they are serious about buying a home now. Other times of the year you may get buyers simply going out "to see what is out there," and maybe have not even made the decision to buy. Many have the mindset of "if I see something I like or if it is a great deal I could buy it."

For these two reasons I think if you are considering putting your home up for sale and cannot decide whether to wait or do it now, my opinion is do it now!
